There is a well-established 80/20 business rule that proves that 80% of unstructured activity gets you less than 20% toward your desired outcome. If you don’t have a plan, you waste time and energy trying to decide what to do next or just pursuing rabbit trails away from your target outcome.

John Lawhon, I keep hearing wonderful testimonies about your work. I am impressed with some of the projects you have done in our local community. Tell us a little bit about yourself and what does Lawhon Landscaping do for your clients?

(Jo) There are so many correlations between the mortgage business and the landscaping business. Like you, I’ve been in the mortgage business for about 25 years but I got my first taste of success in the lawn and landscaping business. I guess if you look back on your first experiences in businesses, you would discover that you adhere strongly today to the lessons you learned from your early lessons in business. For me, it was to start with the end in mind. What did I want my life to look like in a year, 5 years, 10 years—then take small but deliberate steps to gradually build that reality.
It’s like creating a landscape design that includes the pool, the pool house, the hedges, the circular flower beds with fish pond, the Japanese Maples and the whole works, knowing that you may only get a couple of flower beds in the first phase. But you have the plan laid out and a picture in your mind and on your wall to keep you gradually creating the full reality of your plan. Not everyone buying houses has an elaborate plan. They just need a safe, comfortable place to call home. But some of my clients have that elaborate plan of how to accumulate 20 or 40 real estate properties whose cash flow profits allow them to live life where they want to live and how they want to live. But being financially independent owning real estate does not happen by accident, just like the elaborate landscaping design for your castle. You must have at least a broad brush vision of your desired reality before you can put it all on the design paper and start step-by-step making it happen.

(Jo) Here’s an example of how some successful real estate investors legally acquire more than the maximum limit of 10 financed properties under Fannie Mae lending guidelines. Particularly married couples will have one spouse buy the real estate and get the financing in that one spouse’s name for up to the maximum 10 financed properties. The other spouse acquires up to 10 financed properties in just their name and now the household real estate holdings are 20 and not limited 10 financed properties. If they take a little time to structure the mortgage financing terms well, then they can prepay their mortgages, paying them off early creating more equity as the mortgages are paid off. Now they are in a better position to go pay cash for some of their real estate holdings. (Jo) Since we are talking today about Plan To Profit From Your Home Loan To Your Home’s Landscaping, I am recalling a client, who lives in the general area of where I live, and who by the way has some beautiful landscaping. They listen to Real Estate Mortgage Shoppe and called me to run some numbers for them. They had a grand design for their life which included getting their children, through college AND these clients wanted to retire within the next 10 years instead of waiting 20 years to retire. There seemed to be no way to do both—BUT—we made that design come true, by lowering their interest rate and refinancing to eliminate about 10 years off their loan term.
So many of the best mortgage strategies for getting rid of debt sooner is to reduce the interest rate and shorten the term whether it is to refinance the mortgage, or simply to make extra payments to prepay the principle balance. It’s like burning a candle at both ends to get rid of it faster. Lowering the interest rate is like lighting one end of the candle. Knocking off 5 to 10 years in mortgage payments has saved my clients tens of thousands of dollars. This amount of savings varies of course with lots of different factors. But if you have refinancing your mortgages in mind, you don’t want to wait to long. This week April 18th through April 22nd 2016, mortgage rates hiked faster in one day than they have done since November. The 30 year fixed rate conventional came in around 3.75% to 3.875%, The 15 year fixed came in around the low 3’s. Call me if you want to explore some low rates on jumbo loans over $417,000 or the government 100% Rural Housing loan or 100%Veteran loan and others. The rates hiked up only an eighth of a point so you still have some opportunities to profit on a refinancing plan. D’Army Bailey Courthouse
Question: I have been “in business” in Downtown Memphis at this location for over 100 years. Who am I?
Hint: In the middle of the 19th century, my location was in Raleigh, Tennessee.
Hint: I have kept a watchful eye over the good of the citizens of Shelby County for many years.
Hint: I once occupied the corner where the Cannon center is located now.
Final Hint: I got a new name last year!
Answer: D’Army Bailey Courthouse. In September, 2015, the Shelby County Courthouse was renamed to be the D’Army Bailey Courthouse, in honor of the late attorney, civil rights activist and judge. The Shelby County Courthouse officially open its doors at the cost of $1.8 million on January 1, 1910 and all of the offices of city and county government, along with the courts, were located in the one block bounded by Washington (north), Second (West), Adams (east) and Third (east). The courts were located originally in Raleigh between 1824-1866 by order of the Tennessee State General Assembly, as all county courts were located in the center (geographically) of each county in Tennessee. At that time, Shelby County also included the lands of Fayette County and Tipton County (which became counties in 1823 and 1824).
Upon the close of the Civil War in 1865, Memphis had developed as the prime location for steamboat and railroad trade on the fourth Chickasaw bluff in West Tennessee along the Mississippi River. Raleigh had become too inconvenient. The courts moved to the Overton Hotel property at Front & Poplar, and then outgrew those facilities by the turn of the century, thus necessitating the new building. Features in the Courthouse include seven different kinds of marble from four different states, Cuban mahogany wood, a bust of Andrew Jackson and twelve statues around the property and the building that are glorious, after an $18 million facelift in the 1980s.

⦁ When someone is trying to decide which direction to go to make their dream reality come true, what are some rules-of-thumb they can use?
⦁ Deciding to Buy vs Rent? Ask yourself the question—how long do I plan to remain in the geographic area? If it is less than 3 years, you may want to continue to rent.
⦁ Ask yourself will you pay more over the next 5 years in housing costs Buying a home with a fixed mortgage rate or renting a comparable house with rents going up every 1 to 2 years.

⦁ Buying Rental Property- If you have a dream to be financially independent owning real estate rental property, ask yourself if you really WANT to be landlord. After getting a few profitable cash-flowing properties under your belt, you might be able to afford a management service, but ideally you need to be able to do this on your own. You can join your local real estate investment club learn some helpful strategies from other real estate investors. Some successful real estate investors have been guests on Real Estate Mortgage Shoppe and they tend to not want to buy real estate unless they can buy it at around 60% to 75% of the going value depending on what the going rents are in the neighborhood and depending on how much of his funds he will have to invest to get the property fixed up and ready to rent.

⦁ On the topic of refinancing Know what mortgage payments are comfortable for you. This includes the home’s real estate property taxes and homeowners insurance, mortgage insurance and any association fees attached to that particular house . One customer’s comfort level may let them carry the house note PITI along with their other credit card payments, car payment, child support payments all the way up to 45% or 50%. (If their credit is good and they have plenty of assets the underwriting software may preapprove them
